Securing a work experience placement when you’re not 100% sure what you want to do in the future can be very intimidating, however, I understood that a placement would assist me in this decision-making process.

Seeing how a business operates in the real world has allowed me to understand the importance of having core transferable skills such as time management, code of conduct, customer service, communication, both verbal and written, health and safety awareness, the need for compliance, and teamwork. Additionally, I was able to shadow Gina Connett in her role as Facilities Manager at Ednaston Park, learning about property leases and legislation and maintenance of a range of buildings from old and historic to brand new. I really enjoyed understanding how businesses can play their part in protecting habitats and environments through making buildings more energy efficient and carefully planning the running and upkeep of an estate.

During my time at Ednaston Park, I also had the opportunity to work with Clowes Developments Marketing department and completed a site visit to see first hand the life cycle of a typical property project. We visited Stud Brook Business Park in Castle Donington which is a new site at the start of construction. Fairham – a 606-acre brand new neighbourhood in Nottingham, with homes and commercial units being built. Some of the business park is built and occupied, whilst other plots remain vacant and are being marketed to potential occupiers through multi-discipline strategies such as, press, signage, brochures, websites and sales with specialist agencies. Finally, we visited a completed site, EMDC which has been developed and managed by Clowes, I got to see how the presentation and maintenance of a completed asset reflects on the wider portfolio and acts as an example of what the group can deliver.

As I return to sixth form, I feel that my knowledge and skill set has been widened by my experiences. I look forward to being able to apply them to my schoolwork to help me become more proficient and capable. I now feel confident that when I make my decision for the next steps towards my career that the professional world isn’t such a scary place.

Ashbourne based residential estate agents, Bennet Samways have committed to another larger office at Ednaston Park Business Centre (EPBC) marking their fourth office upgrade as their business continues to thrive. With a combined experience of 35 years, Stuart Bennet, former Sales Director at John German estate agents and his business partner, Nick Samways, former family business owner at Samways Cycles, both founded Bennet Samways back in May 2021.

Since day one, they have called Ednaston Park Business Centre their ‘home’ and have grown their business and presence within the centre, soon to be occupying their largest office yet, a spacious four-desk office with views of the brand new Ednaston Barns and surrounding greenery.

As a fairly new bespoke estate agency, Bennet Samways specialise in delivering exceptional service that goes beyond expectations. Their mission is to expertly nurture, communicate and guide their clients through the selling, and buying process. They work hard to connect you with exclusive properties that match your lifestyle, preferences, and aspirations.

Stuart and Nick’s passion and dedication has been recognised and proven by being awarded the ‘British Property Award Gold Winner for Best Estate Agent in Ashbourne’ in 2022, 2023 & 2024. They were also listed in the ‘Best Estate Agent Guide’ for Ashbourne in 2023.

Bennet Samways are the perfect example of how EPBC can accommodate for businesses and their growing needs. Within their first year, they consecutively occupied two, two-desk offices, ‘Cubley’ and ‘Wyaston’.

A year later, the team quickly expanded and in June 2023, they welcomed Katie Trow as Sales Executive and moved into their current office, ‘Kedleston’, a three-desk space overlooking the pond and stunning grounds of Ednaston Park. This month, Stuart, Nick and Katie have advanced into ‘Bradley’, a four-desk office, boasting an abundance of extra space and natural lighting.

We are so delighted to have been able to facilitate the growth of Bennet Samways and witness them flourish into an award-winning estate agent. The team are an asset to our business centre with their boundless enthusiasm, respect and contributions to the wider community here. Bennet Samways are the perfect example of how we nurture and build professional relationships with our tenants, working together to be one step ahead, creating a plan to suit growing business needs, whether this be a second or larger office space.”

Stuart Bennet, Director at Bennet Samways said:

“Setting up our business here was an exhilarating decision, one that swiftly revealed the incredible potential of our chosen location. We soon came to appreciate the sheer brilliance of this workplace environment. The facilities provided here are nothing short of exceptional, leaving a lasting impression on all our clients and suppliers who relish every visit. At the heart of it all is Gina, the indispensable force who ensures the seamless operation of the centre. Her unwavering dedication and knack for swiftly resolving any issues that arise make her an invaluable asset to us all.”

Nick Samways, Director at Bennet Samways added:

“One of the many perks of this location is the immediate access to lush grounds, inviting us to step out on invigorating lunchtime walks, spanning a revitalising mile. These moments not only rejuvenate our spirits but also contribute to our overall well-being, blending productivity with wellness seamlessly. The meticulously maintained grounds stand out providing a serene backdrop for our daily endeavours.

Moreover, the provision of ample, free parking adds an extra layer of convenience, not just for us but for all who visit. This thoughtful gesture reflects the commitment of this place to prioritise the comfort and ease of its occupants and guests alike. In essence, operating our business from here is not just logical; it’s a clear-cut decision, a testament to the unmatched advantages this location offers.”

Set in 18-acres of landscaped gardens, Ednaston Park was built in the 19th century. Until 2016 it housed the St Mary’s Nursing Home; it was then bought by Clowes Developments in September 2017. Since then, the developer has invested heavily in the property to turn it into modern office accommodation, combining contemporary styling with many of the building’s original period features. Ednaston Park now comprises of flexible commercial space in the form of 32 office suites ranging in size from 54sq ft to 553sq ft, available as single or multi-office lets. It also features meeting rooms, a break-out area and landscaped gardens.

In 2022, Clowes demolished the old nunnery living quarters at the back of the main building to create a further three units known as Ednaston Mews, now fully occupied.

Recently completed at the start of 2024, adjacent to the business centre is the newly refurbished Ednaston Barns which benefit from their own idyllic self-contained plot to the side of the main building. All three units benefit from a private landscaped courtyard, free parking with EV charging points, floor to ceiling ground floor windows, patio doors off the open plan kitchen, spacious private entrance, glass staircase, a security alarm system and key fob access to each unit.

Paul Turner, Construction Director at Clowes Developments added:

“This project has been a labour of love, we have sensitively restored the old barns into crisp new units for tenants but old buildings come with their own complications which has meant we have had to find creative problem solving solutions too. We are over the moon with the final outcome and cannot wait to see them occupied.”
